Rental Application Policy and Procedure
Thank you for applying with Valley Pacific Realty & Investments for your housing needs. In order to serve you best, it is imperative that you are made fully aware of and totally understand our application procedures and policies.
Read this page carefully before filling out the application. It is the policy of this management company that applications must be complete and all fees paid prior to consideration.
A complete application will contain:
- Application filled out truthfully and to the best of your ability.
- All potential residents including minors and other adults included.
- Application fee
- Income verification submitted for each applicant
- Full disclosure of all pets.
General Rental Criteria
Rental History
No Forcible Entry and Detainer (evictions) unless you have verifiable documentation of landlord irresponsibility. However, an FE&D due to property damage, unpaid rent, drug use, or any criminal activity by the resident will not be accepted under any circumstance.
Any eviction, filed or granted, must be paid in full.
No history of any damage to the residence, or an outstanding balance due to a previous landlord.
If there is money owed to a property management company, it must be paid in full & a receipt presented. If the money is not paid in full, applicant is automatically denied.
If you have no prior rental history then you may be asked to provide a qualified co-signer. The cosigner must fill out our application, have a good credit history, and be willing to sign the lease.
Verifiable Gross Income
Our income requirement is a minimum of two and one-half times (2.5 times) the rent charged on the residence, locally. Section 8 vouchers and certificates may be accepted and are subject to approval of the property manager. Employment/income must be verifiable by property manager.
Criminal Background Check
Residency may be denied due to criminal history (see Criminal Background Criteria)

Co-signer
If a Co-signer is required the Co-signer must meet the following requirements:
- Co-signer must complete the application and pay the application fee
- Must meet all the same requirement as the applicant and also have a credit score of 650 or higher
- Verifiable income of at least 4.5 times the rental amount.
Criminal Background Criteria (If Applicable)
Disqualification From Residency For Lifetime
- First or Second Degree Murder
- First through Third Degree Assault
- Sexual Mis-Conduct
- Registered Sex Offender
- Arson
- Harassment and Stalking
- An Attempt to commit one of the above crimes
- A Conviction in another jurisdiction that would be a violation of the above crimes
Including but not limited to the above
Crimes That Disqualify For Residency For 7 Years After the Completion of Their Sentence
- Second Degree Manslaughter
- Criminal Vehicular Homicide or Injury
- Simple or Aggravated battery
- Any Felony Drug or Narcotics Convictions
- False Imprisonment
- Any weapons charge or failure to carry without a permit
- Felony Theft
- Felony Forgery
- Felony DUI
- Felony Burglary
- Terrorist Threats
- Felony Controlled Substance
- An attempt to commit one of the above crimes
- A Conviction in another jurisdiction that would be a violation of the above crimes
Including but not limited to the above
Dog Breed Specific Policies
Please consider the following breeds “Unacceptable”:
- Akita
- Chow
- Pit Bull
- Bull Terrier/Pit Bull Terrier
- Alaskan Malamutes
- Doberman
- Siberian Husky
- German Shephard
- Boxer
- Husky
- Staffordshire Terrier
- Rottweiler
- Bullmastiff or Mastiff
- Presa Canario
- “Wolf Dog/ Wolf Hybrid”
- Cane Corso
- Any combination of these or any dog that has any of the above breeds lineage
- Pets must be at least one year of age, puppies and kittens are prohibited
- Barnyard animals, reptiles, rodents, and misc. mammals are also prohibited
- Baby-sitting or care taking of any other person(s) animals or pets is prohibited
Service or Companion Animals
Service or companion animals will always be accepted, provided documentation is submitted. A pet deposit will not be charged for a service or companion animal. (Documentation will be required)

We understand that it is illegal to discriminate against any person because of race, color, religion, gender, sexual orientation, handicap, familial status, or National Origin. This applies in the sale or rental of housing or residential lots. It also applies to advertising, the sale or rental of housing and the financing or appraisal process. In addition, blockbusting is illegal. We display the Equal Housing Opportunity logo on our application forms and on our website.
